Owners who aren't always there

The Lake District is one of the UK's most popular holiday let markets — and a significant number of owners don't live locally. Many are based in Manchester, London, or further south, managing their property from a distance and relying on agents, cleaners, or guests to flag problems.

That model works — until a pipe freezes the January after Christmas, or the WiFi dies three hours before check-in, or a guest is locked out at 10pm and calls you directly.

FellWatch is for owners who want visibility and control without being physically present — and who want a local, expert team on the ground to handle things when they're not.

Single let owners

One property, a lot riding on it. Whether it's your main income or a lifestyle investment, you can't afford for it to go wrong during a booking.

Second home owners

Your Lake District retreat — monitored, protected, and ready for whenever you or your guests arrive. No unpleasant surprises.

Absentee landlords

You're not down the road. We are. The property runs as if you're watching it, because someone is.

Four things that protect your bookings

📶

Keep your WiFi working

We monitor connectivity continuously and often spot and fix dropouts before your guests notice. For remote properties, we install Starlink. For all properties, we install 4G failover so a broadband blip never ruins a stay.

🌡️

Protect the property when empty

Freeze alerts, leak sensors, remote boiler control, and humidity monitoring. An empty cottage in January is your biggest risk — we watch it continuously and act when readings trend toward danger.

🔐

Handle access without keys

Smart locks with auto-expiring guest PINs mean no key handovers, no lockboxes, and no lockout calls to you at odd hours. Each guest gets a unique code. It expires at checkout.

📞

Answer — and own it to done

One number, one person, who already knows your property. No explaining your setup to a stranger. We fix what we can remotely, come out when it needs hands on it, and arrange a qualified trade when the job calls for one.

South & Central Lakes coverage

We're based in Bowness-on-Windermere and serve properties across the whole Lake District — from the southern shores of Windermere to Keswick and Ullswater in the north.

Not sure if we cover your property? Get in touch — if we can help, we'll tell you honestly; if you're outside our range, we'll say so.

We install technology legally — and we make sure you know how

The rules around holiday let tech — particularly cameras — aren't obvious, and getting them wrong can expose you to complaints or legal action. We handle this as part of every installation.

  • IP security cameras at exterior locations only — never interior, never pointed at guest areas
  • Disclosed in your property listing and signage as required
  • No audio recording on any device
  • GDPR-compliant configuration and data handling
  • Noise monitoring uses decibel levels only — no audio capture

Our compliance promise

"We install exterior security cameras the right way — disclosed, GDPR-compliant, never inside or pointed at guests. Your legal protection and your guests' reassurance."
