Why managers choose FellWatch
The entry point
Property Tech Health-Check
We visit your Lake District let and do a thorough survey: WiFi coverage, broadband stability, heating, access, any existing tech, and your property's vulnerabilities. You receive a written report within 48 hours — what's working, what's not, what's a risk, and a prioritised fix-list.
New for 2026
Registration & compliance packages
England's national short-term-let registration scheme goes live from April 2026. Owners will need a valid registration number to advertise on Airbnb, Booking.com, and other platforms. A registration requires demonstrating you hold the required safety documentation: gas safety certificate, electrical (EICR), fire risk assessment, and working smoke and CO alarms.
FellWatch helps you organise, obtain, and track all of this — factually, calmly, without the panic. FellWatch coordinates and documents; the certificates are issued by qualified trades and assessors we arrange.
One-off
Registration Readiness
We audit your property against the requirements, identify what's missing, arrange the qualified trades to issue any certificates needed, and assemble a complete compliance pack with your documentation in one place.
Annual subscription
Compliance Keeper
We track every expiry date, remind you before anything lapses, and re-check annually. Your registration stays valid without you thinking about it.
On-site work
Planned visits & emergency call-outs
Planned work is significantly cheaper than emergencies — book ahead when you can. Subscribers pay much less on both, and because we're watching continuously, most issues are caught before they need a visit at all.
Non-urgent work
Planned visit
Scheduled into our callout days. The sensible way to do non-urgent work.
Urgent, unscheduled
Emergency call-out
Remote triage first. We come out if it genuinely needs hands-on attention.
Travel
Travel costs
Example: a property 20 miles from Bowness = 40 mile round trip. 30 chargeable miles × £1.20 = £36 travel.
Hardware
Hardware not included
Any hardware we install — routers, mesh nodes, Starlink equipment, temperature sensors, smart thermostats, smart locks, water detectors, cables — is quoted upfront and invoiced separately at cost. You always approve hardware spend before we order anything.
Start with a health-check
The health-check gives you a clear picture of your property's tech before any commitment — and the £229 fee goes toward your first subscription months or setup cost if you go ahead.
