Reliable internet is now a booking-critical utility. One WiFi complaint or a dead connection on arrival goes straight to your review score. We make sure it never happens — and we watch it continuously, so you know before your guest does.
WiFi & mesh setup

Guest WiFi
installA separate, secure guest network with rotating passwords. Guests get seamless access; your own devices stay on a private network they can never reach.

Starlink installation

Protection & monitoring
The "watch" in FellWatch. An always-on set of eyes and ears at your property — catching problems when they're still small, not after they've become expensive. Monitoring alerts reach you and us simultaneously.
Freeze & frost alerts
monitorThe empty-cottage-in-January, burst-pipe nightmare — prevented. Temperature sensors in key rooms alert you (and us) the moment conditions drop toward freeze threshold, with enough time to act before damage happens.
Leak & water sensors
monitorFloor-level sensors under sinks, behind appliances, and in utility rooms. A slow leak caught early is a mop-up job. A slow leak found two weeks later is a renovation.
Smart heating control
install monitorSmart thermostat installation (Tado, Hive, or Nest) — pre-heat before a guest arrives, drop to frost-protect when empty, and receive alerts if heating fails. Controllable remotely by you or us. Any boiler wiring or gas work is arranged with a qualified heating engineer we work with.
Damp & humidity monitoring
monitorPersistent high humidity is how mould takes hold. We monitor continuously and flag it when it's trending in the wrong direction — before it becomes a visible problem and a bad review.
Power-outage alerts
monitorKnow the moment your property loses power — useful for flagging a fuse trip, understanding a blackout, or co-ordinating with a guest mid-stay.

Smart locks & auto-expiring guest PINs

configure GDPR-compliantWe advise on compliant, lawful placement and handle the full configuration — entrance and car-parking coverage only, disclosed in your listing, GDPR-compliant. Never inside, never pointed at guests. Physical installation is carried out by a qualified installer we work with.

Registration & compliance
England's national short-term-let registration scheme goes live from April 2026. A valid registration number will be required to advertise on Airbnb, Booking.com, and other platforms. We help you get ready — and stay ready.

one-off From £199We audit your property against the registration requirements, identify what's missing, arrange the qualified trades and assessors to issue any certificates needed, and assemble a complete compliance pack with your documentation in one place. Certificates are issued by qualified trades we arrange — charged separately.
Safety documentation tracking
ongoingGas safety (annual), electrical EICR (every 5 years), fire risk assessment, smoke and CO alarms — we track every expiry date and remind you before anything lapses. Arranging renewals is included; the certificates themselves are charged at cost from the qualified assessors.
Compliance keeper subscription
annual £99/yearWe track every expiry date, remind you before anything lapses, and re-check annually. Your registration stays valid without you thinking about it. Included in the Concierge subscription plan.
Off-mains rural monitoring
